Commissioner George Cardenas Urges West Chicago Township Residents to Appeal Property Assessments Amid Significant Increases
Cook County, IL — Commissioner George Cardenas, representing the 1st District of the Cook County Board of Review, today highlighted the substantial increases in property assessments in West Chicago Township and urged residents to take immediate action by filing appeals during the open appeal period.
The 2024 property assessments for West Chicago Township show an average increase of 31% across various property types, with particularly sharp rises in Class 6 and Class 9 properties, which saw increases of 48% and 78%, respectively. Residential properties have also seen a significant increase of 21%, further burdening homeowners in the area.
"This year's assessments reflect broader county-wide trends, but the impact on our residents and small business owners in West Chicago Township is significant," stated Commissioner George Cardenas. "I strongly encourage all property owners in the township to review their assessments and consider filing an appeal to ensure they are not overburdened by these increases."
The appeal period for West Chicago Township is now open, beginning on August 26, 2024, and closing on September 24, 2024. During this time, residents can file appeals with the Cook County Board of Review to contest their property assessments.
Commissioner Cardenas also drew attention to the challenges faced by homeowners in other parts of Cook County, particularly in the south and southwest suburbs, where median tax bills have risen nearly 20%—the largest increase in over 30 years. In towns like Dixmoor and Phoenix, the median tax bill has more than doubled, largely due to a shift in the tax burden from commercial to residential properties.
"This shift in tax burden has created significant financial challenges for many homeowners, particularly in areas already facing high tax rates," Commissioner Cardenas explained. "It is critical that property owners in West Chicago Township take advantage of the appeal process to ensure their assessments are fair and accurate."
