Understand the full property tax lifecycle

Cook County property taxes move through four connected offices: the Assessor, the Board of Review, the Treasurer, and the Clerk. Each office has a different job, different deadlines, and different records.

1

Assessment

The Assessor estimates market value and assigns classification before any appeal is filed.

2

Appeal

The Board of Review hears challenges to assessed value during the open township filing period.

3

Billing

The Treasurer issues bills, accepts payments, shows exemptions, and tracks delinquency status.

4

Records

The Clerk handles tax extensions, delinquent tax records, redemption services, and tax maps.

Connected offices

One office does not control the entire tax bill. Assessment, appeals, billing, and records are split across separate agencies, which is why deadlines and responsibilities can feel confusing.

  1. Assessment: Cook County Assessor
  2. Appeal: Cook County Board of Review
  3. Billing and collection: Cook County Treasurer
  4. Records and administration: Cook County Clerk

Quick rule of thumb

If you are questioning your property's value or classification, start with the Assessor and the appeal window. If you are looking at a bill, payment, refund, or delinquency issue, start with the Treasurer. If you need tax extension, redemption, or official tax-map related records, start with the Clerk.
